Resale Package
The Resale Package includes the governing documents for the Association, such as the CC&Rs, By-Laws, Articles of Incorporation, and other pertinent documents that are required by Nevada law to be given to the buyer.
Demand Statement
The Demand is requested by the title company and is a statement of the seller’s current balance and other fees to be collected through escrow. Also know as a HOA Statement or Pay-Off Demand.
HOA Certification
Also known as an HOA Lender’s Certification, a CondoCert, a 921 Form, and a Warranty Letter. This certification answers questions about the association, including insurance contact information.

Document FAQs
How do I go about ordering one of the above documents?
Click on “Purchase Documents,” type in the zip code and you will be presented with a list of communities matching that zip code. Select the community and then select the type of document you need. To purchase the document(s) or resale package – click on the “Buy” checkbox next to the desired document and then click on the Buy Documents.
How do I pay for the needed document(s)?
You will then be taken to the Secure check out page where the total price will be validated and enter your credit card (MasterCard or Visa Card) information. Once the credit card has been validated (3-5 seconds) a screen will open with the names of the document(s) you have purchased. Clicking on the Document Name will open the purchased document in Adobe PDF format. You can then print or save the document(s) to your local computer.
How do I know if my order went through?
The system will send an email to you, the purchaser, with links to the documents in the event you don’t want to print them out immediately. These links to the documents are valid for 48 hours from the time of purchase, after which time the documents must be purchased again.
I already have some of the documents. Do I have to order a complete Resale Package?
Yes. We only offer the complete package. These documents are continually amended, added to and revised. The Financials change on a monthly basis and new minutes are posted as soon as they have been approved by the Board of Directors. We need to ensure that the buyer is receiving the most accurate and up-to-date information.
I live in a Master Association and a Sub-Association, do I need documents and a Resale Package for both associations? Yes, you are required by law to order documents for both associations.
I am renting my home and need a copy of the Rules and Regulations to give to my tenants. Do I have to purchase a complete resale package just to acquire the Rules and Regulations?
No, that is not necessary; you may pick up a copy of the Rules and Regulations at Excellence Community Management for a fee of $0.25 per page.
